Eau Claire: House Values for White Population

The highest concentration (under $50,000) of low value housing is in the student housing area (student ghetto).  The highest concentration ($500,000-$1 Mil) of high value housing is in an area to the south of the University.  The maps show that most homes in this mapped area of Eau Claire are valued under $200,000.  The map of Median House Value for the White population shows the pattern of house value well.
The pattern probably has something to do with the history of the housing.  The student housing area used to be housing for lumber workers, which was never meant to be lavish.  Most of the houses are 1.5 to 2 stories with a number of small rooms.  The areas with higher valued housing were either built to be valuable, or are new, desireable housing.  Wealthier people built the homes to begin with.
