The lowest real estate taxes (up to $1,725) are located near the
center of the city. This includes a lot of student
rentals, and other lower-income housing. The dark colors represent
the tracts with the highest real estate taxes (between $2,550 and
$2,988). These areas include the Third Ward, and newer
developments south of the University by Bollinger Field and southeast of
the University. The center of the city holds most of the older
homes in Eau Claire. These areas tend to be less desirable than
the newer suburbs. The student housing area is noisy, and unkempt,
while the newer homes are being bought by families and doctors who have
the resources and desire to maintain nicer neighborhoods.
Because the properties in the middle of the city are not as valuable
(shown by the lightest color), the real estate taxes are lower. Real
estate taxes correlate with the value of properties.
